Residential Real Estate Market Remains Active in Capital Region

Active Residential Market In Capital Region
On Track To Exceed 2012


          Based on statistics released today by the Greater Capital Association of REALTORS® (GCAR) it is can be reported that he Capital Region’s housing market continues to remain active with the expectation that 2013 activity will eclipse that seen in 2012. The report is based upon data collected by the Capital Region Multiple Listing Service, Inc. a regional service owned by GCAR and the Saratoga Schenectady Schoharie Association of REALTORS®, Inc.

Miguel Berger (435-9944), 2013 GCAR president says, “Closed sales in November 2103 were less than closed sales in 2012 but that has not been the case for most of the year. We are still over 9% ahead of 2012 in closed sales and should end 2013 at about that same number. He adds, “Furthermore, pending sales in November are well ahead of what we saw last November so the slight downturn in closed sales this year in November is only a statistical bump in our recovery. We fully expect another active year in 2014 with activity somewhere close to what we have seen in 2013.”

James Ader (464-0191, Ext. 16), GCAR’s chief executive officer says, “As sales activity has remained strong both the median and average price of homes have shown a modest bump in real estate values. And the appreciation we have seen in 2013 is a rate which will not cause any market pressure to self-correct. Our market has clearly reached a point where there is a nice balance for buyer and seller negotiations.”

“We’d like to remind homeowners who receive the basic STAR exemption that they need to reregister prior to year-end for that exemption to continue in 2014. This is, at this point, a one-time reregistration process. Enhanced (seniors) STAR recipients must reregister each year as they have done previously.”
