Meet the Instructors



Bill has been a Realtor for 31 Years. He is a NYSAR approved instructor and has over twenty years of teaching experience. Classes he has taught include Lead-Based Paint, Realtor Board and Broker Orientation Courses, and Understanding the Purchase and Sale Contract. He also teaches Business Planning for the real estate company he works for.


Jeffrey Decatur is a Broker Associate with RE/MAX Capital in Albany, with 25 years of real estate experience. In 2017, Jeffrey was honored by  GCAR as the Realtor of the Year.  He is known for his sense of humor and interactive teaching style at GCAR’s School: The Real Estate Professionals’ Institute. Jeffrey is a graduate of the NYS Association of Realtors Leadership Academy, is a Graduate of the Realtor Institute (GRI) designee and a graduate of the Instructor Training Institute (ITI).

He has been involved with GCAR since the early 1990s where his committee work started with the Make A Wish Monopoly Tournaments and the Habitat for Humanity Bachelor Auctions.  Jeffrey headed up what is now the GCAR Community Outreach fund. His passion is advocating for real estate laws through GCAR’s REALTOR® Political Action Committee (RPAC) where he has served for many years organizing events and surpassing goals.

Jeffrey has served on the New York State Association of REALTORS® Board of Directors and Delegate body as well as RPAC Trustees, Executive, Nominating, Professional Standards, Global, Resort & Second Home Market, and Multiple Listing Service Issues as well as Policy Committees. He was trained in Chicago by the National Association of Realtors to be a Mediator for NYSAR.  He currently chairs the Legal Action Committee.

On a National level, Jeffrey has served as the state representative for the RPAC Participation Council for 2017– 2018.  In his spare time, he can be found traveling, writing real estate classes, or working on one of his other charities.

He resides in Latham with his husband of 14 years Ross and their two rescue Italian Greyhound Dogs Romeo and Hermes.


Rory O’Connor began his real estate career in 1985, after a successful corporate career in consumer marketing, as well as running his own consulting. Beginning with a small firm, he soon moved to RE/MAX in Saratoga, where he was a top agent, and earned his GRI designation.

In 1996, he founded Saratoga Real Property, Inc. Specializing in personal, one on one service to his clients, the firm grew and was selected as the marketing and construction management firm that built “The Village at Saratoga”, one of the most successful sub-divisions of its time.

Rory has served actively for years on various GCAR Committees, including the Grievance, Professional Standards, as well as Education. He also served on the CRMLS Board for several years. After completing his ITI Designation Course, he now enjoys teaching for GCAR’s school. He currently serves as a GCAR Director, and was recently named a NYSAR Director by GCAR.


Real estate maven, wife, philanthropist, extreme optimist and travel enthusiast, Jennifer is the Broker/Owner of EXIT Realty Empire Associates. With more than 10 years of experience, Jenn works closely with her buyer and seller clients to help them find the right new home or to sell their current home. She also serves on the national Leadership Steering Committee of the Women’s Council of Realtors – the 12th largest organization for women in North America; the board of the New York State Association of Realtors as regional vice president for the Capital Region, and the Greater Capital Region Association of Realtors as a director and as a GCAR NYSAR Director. She also is a graduate of the New York State (Real Estate) Instructor Training Institute and is a former member of the Town of Clifton Park Zoning Board of Appeals.


Lisbeth Calandrino is an accomplished international speaker with an expertise in the floor covering industry and customer service. She has been certified as an Independent Floor Covering Inspector and in 2017 was named by Floor Covering News as one of the Top Ten Influencers in the Flooring Industry. She is a regular speaker at the International Surfaces Convention, the largest North American Floor Covering Event, The Remodelers, and Deck Expo and The International Coverings Show. She is a regular contributor and Associate Publisher of Fabulous Floors Magazine.

Lisbeth’s speaking style is straightforward, high energy and humorous. She has won several speaking awards from Toastmaster’s International on her content and speaking style. She is the author of several business books; her book, Red Hot Customer Service is in its second edition.


Richard Ferro is the principal broker and manager for Berkshire Hathaway Blake’s Commercial Division and has been engaged in commercial real estate brokerage for twenty-eight years, concentrating on office, industrial, multi-family and investment properties. He has represented buyers and tenants as well as sellers and landlords, throughout the greater Capital Region. With a Bachelor’s Degree in electrical engineering and a Master’s Degree in business administration, he held various positions in the corporate manufacturing environment prior to joining the real estate industry in 1990.

He received his CCIM designation in November of 2003 and has twice served as President of Commercial and Industrial Real Estate Brokers, Inc. (CIREB). He has served in board and officer positions with the New York State Commercial Association of Realtors, the Schenectady County Chamber of Commerce and the Schenectady County IDA. He has also served as an arbitrator for GCAR and CIREB, and for the past 15 years, he has been a New York State certified real estate instructor. In 2009, Richard became a NAR certified mediator.






Phil Goodson Sr. is (and has been for six years) an active real estate agent for Equitas Realty of Saratoga Springs NY. Phil is also the founder and president of, a company who conducts on-site sales training seminars for various companies using their own products in their own environment with their current sales personnel. Phil has devoted his lifetime career to sales training and continues his quest to demonstrate how everyone can reach their own personal goals of achievement using Phil’s updated sales training techniques and guidance.

Phil is also a certified Master Instructor for the New York State Department of Environmental Conservation and has been recognized for his continuing education to the many sportsman across NY State. Phil is also the founder and past president of the non-profit, Southern Tier Sportsman Club. In addition, Phil has trained literally thousands of sales personnel while representing two major home furnishing companies for the USA over the last thirty years!

Phil’s passion is to assure everyone who has an interest of choosing sales for a living, receive the most updated and proven methods of interaction between a client and the sales person. The more knowledgeable and understanding a sales person can be at any level, ensures that the maximum potential of closed sales will be obtained through Phil’s proper guidance and sales coaching.

Chris began his real estate career as “rookie of the year” in 2002 and continued to achieve at higher levels in the years to follow. He joined Keller Williams Realty in 2007 as a highly productive agent and was among the first 8 charter members of the successful Bayside NY office. After 3 years as an agent teaching classes, mentoring, and coaching, he was a natural fit for the Team Leader position at the new office being launched in Jackson Heights. Under his leadership, the Jackson Heights office broke into the top 8 brokerages in the board for closed units and is consistently ranked among the top 3 in all categories. In spring of 2014, Chris was nominated and selected as “top 20 under 40” by the Long Island Board of Realtors.


Carl Schiovone has been actively involved in real estate investing for nearly 30 years. As the co-founder of Cypress Investment Properties, he specializes in the acquisition, rehabilitation, and property management of residential investment properties.


Licensed since 1978, associate broker’s license in 1992, certified for New York State continuing education by the Dept. of State in 1996, BA in Speech Communication from SUNY Geneseo. Author of several courses covering agency, disclosure, commercial real estate, short sales, rural wells and septic systems, and client counseling. NYSAR Realtor of the Year in 2008.


Ellen Boyle is a proven winner. Her powerful knowledge and sharpened skills will take your real estate business to its next level of success. Her experience, high energy, and enthusiasm have made her an expert in residential marketing, sales, and promotion. Ellen is a member of the National Speakers Association and the International Speakers Bureau. Jeremias “Jman” Maneiro is the owner of JMan Seminars and is a licensed NYS Associate Broker who is still actively selling in his home market of Rochester, NY. His speaking career began 28 years ago when he was the ring announcer for his third-grade elementary school circus. He has over 14 years of experience in training salespeople to enhance their productivity, sales skills, efficiency, and tech savviness. He does Real Estate Technology training throughout the country and specializes in helping everyone learn and adopt new technology to his or her real estate business regardless of the technological inclination or generational difference.
